Rackley Roofing is seeking an experienced, motivated, and results-driven Commercial Roofing Sales Project Manager to join our growing team.

Job Summary

The Commercial Roofing Sales Project Manager is responsible for identifying new business opportunities, developing and maintaining customer relationships, preparing estimates and proposals, and coordinating commercial roofing projects from initial customer engagement through successful completion.

This position combines sales, account management, estimating, and project management responsibilities. The ideal candidate demonstrates strong commercial roofing knowledge, excellent communication skills, financial awareness, and the ability to deliver profitable projects while maintaining exceptional customer satisfaction.

Key Responsibilities

Sales & Business Development

• Identify, develop, and pursue new commercial roofing opportunities.
• Build and maintain relationships with commercial property owners, facility managers, general contractors, and other potential customers.
• Generate leads through networking, referrals, prospecting, and existing customer relationships.
• Conduct customer meetings and site visits to assess roofing needs.
• Present roofing solutions, estimates, and proposals to prospective customers.
• Negotiate project pricing and contract terms within company guidelines.
• Meet or exceed established sales, revenue, and profitability goals.
• Maintain an active pipeline of sales opportunities using the company’s CRM system.

Estimating & Proposal Development

• Conduct roof inspections and assessments to evaluate existing conditions and project requirements.
• Prepare accurate estimates, scopes of work, and proposals for commercial roofing projects.
• Review drawings, specifications, measurements, and project documentation.
• Determine material, labor, equipment, and subcontractor requirements.
• Coordinate with vendors and suppliers to obtain competitive pricing.
• Ensure estimates meet company profitability expectations.
• Present recommendations and roofing solutions that align with customer needs and budgets.

Project Management & Coordination

• Manage commercial roofing projects from contract execution through completion.
• Coordinate with production managers, superintendents, foremen, and field personnel.
• Establish project timelines, budgets, and operational expectations.
• Ensure project information is accurately communicated to production teams.
• Monitor project progress, schedules, expenses, and overall performance.
• Identify potential project delays, cost overruns, or operational challenges.
• Coordinate change orders and communicate project updates to customers.
• Support successful project closeout, documentation, and customer satisfaction.

Customer Relationship Management

• Serve as a primary point of contact for assigned customers throughout the sales and project lifecycle.
• Maintain consistent communication regarding project status, timelines, and expectations.
• Address customer concerns professionally and promptly.
• Identify opportunities for repeat business, maintenance programs, and additional roofing services.
• Develop long-term customer relationships that support continued company growth.
• Represent Rackley Roofing professionally at customer meetings and industry events.

Financial Management & Profitability

• Monitor project budgets, expenses, labor costs, and material expenditures.
• Review project financial performance and identify opportunities to improve profitability.
• Work with operations and accounting teams to support accurate project billing.
• Assist with resolving billing discrepancies and outstanding customer concerns.
• Ensure projects are sold and managed in accordance with established company margin expectations.
• Maintain accurate sales forecasts and project financial documentation.

Safety, Quality & Compliance

• Promote Rackley Roofing’s commitment to workplace safety.
• Ensure project expectations align with company safety policies and OSHA requirements.
• Coordinate with operations leadership to address safety or quality concerns.
• Support compliance with manufacturer specifications and industry standards.
• Maintain professional and accurate project documentation.
• Follow all company policies, procedures, and established operating standards.

Requirements: Requirements

Education & Experience

• High school diploma or GED required.
• Bachelor’s degree in Construction Management, Business Administration, or a related field preferred.
• Minimum of 3-5 years of experience in commercial roofing, estimating, or project management preferred.
• Experience managing commercial roofing projects or customer accounts strongly preferred.
• Demonstrated success in business development, customer relationship management, or construction-related sales.
• Experience with commercial roofing systems, materials, and installation methods.

Knowledge, Skills & Abilities

• Strong understanding of commercial roofing systems, including TPO, EPDM, PVC, and modified bitumen.
• Excellent sales, negotiation, and relationship-building skills.
• Strong project management, organizational, and time management abilities.
• Ability to read and interpret construction drawings, specifications, and roofing plans.
• Understanding of project budgeting, estimating, job costing, and profitability.
• Excellent written and verbal communication skills.
• Ability to manage multiple customers, proposals, and projects simultaneously.
• Strong problem-solving and decision-making skills.
• Proficiency in Microsoft Office, including Excel, Word, and Outlook.
• Experience using CRM and construction project management software preferred.
• Valid driver’s license required.

Physical Requirements

• Ability to conduct roof inspections and visit active construction sites.
• Ability to safely climb ladders and access commercial rooftops.
• Ability to stand, walk, bend, kneel, and perform physical site assessments.
• Ability to work outdoors in varying weather conditions.
• Ability to travel locally to customer facilities and project locations.
• Ability to sit or drive for extended periods when necessary.

Work Environment

• Combination of office, customer meetings, and commercial roofing job sites.
• Regular travel throughout the assigned sales territory.
• Exposure to construction environments, outdoor weather conditions, and elevated work areas.
• Flexibility to adjust schedules based on customer and project needs.
• Must comply with all company safety policies and wear appropriate personal protective equipment.
