Summary/Objective

Hoosier Hills Credit Union is seeking an experienced Mortgage Loan Officer. A self-motivated, relationship focused lender seeking a culture of local decision making and creative problem solving will thrive in our organization. The areas of responsibility include, but are not limited to, developing strong relationships, driving sales, building pipeline, working closely with mortgage loan processors to qualify members, meeting deadlines and closing loans.

Mortgage Loan Officer Key Responsibilities

Fundamental

• To be an integral part of the Hoosier Hills Credit Union and Mortgage Services team in living out our corporate mission; “To be better for our members by making a positive difference in their lives and the communities we serve.”
• Deliver outstanding service to both internal and external members that is in alignment with the Credit Union’s Service Promises.
• Meet or exceed established sales and service goals.
• Maintain current knowledge of all Credit Union products.
• Complete annual Bank Secrecy/OFAC and any related training annually as assigned by Training or Compliance Staff. Comply with all applicable BSA/AML laws, rules, regulations, policies and business practices established by Credit Union management. Comply with the policies and procedures of Hoosier Hills Credit Union. Comply with privacy issues and requirements.

Mortgage Operations

• Community involvement and relationship building necessary to establish strong professional relationships with Realtors, home builders, etc. as a business referral source.
• Strong customer service skills needed to develop a trustworthy and loyal relationship between member and HHCU mortgage services. Proficient communication skills necessary to discuss mortgage loan guidelines for products available to member and to present member with information to decide which product would best suit his/her needs.
• Conduct complete loan interviews and determine all necessary information required to adequately evaluate the applicant and property.
• Be knowledgeable of all portfolio and secondary mortgage market requirements concerning documentation, debt ratios, loan-to-value ratios, down payment requirements, etc.
• Be responsible for knowing how to access and evaluate member applications against all portfolio and secondary market underwriting guidelines, including, but not limited to: Freddie Mac, FHA, USDA, FHLB, and portfolio and equity products.
• Accurately enter loan information for mortgage loans into software; produce accurate documents within regulatory compliance and obtain member signatures where required.
• Follow up on documentation requests and assist with timely processing of mortgage loans as needed. Communicate with processing staff through loan memos in the software loan file to ensure that all pieces of the loan request are handled smoothly and according to policy and procedures.
• Review all loan documentation for accuracy, including disclosures, income documentation, title work, and appraisal. Verify all conditions have been met and closing documents are correct prior to closing mortgages.
• Follow proper workflow to provide and explain loan disclosures to members and prepare and present loan files for approval to underwriter or Real Estate Loan Committee as needed.
• Perform mortgage loan closings for eligible loans.
• Maintain adequate pipeline to ensure annual goal.
• Stay abreast of current market conditions and competition.
• Assist Collections as requested with DQ accounts or workout situations.
• Cross-sell Credit Union services as appropriate.

Mortgage Loan Officer Required Qualifications

• Required Associate’s degree in Business Administration or related field.
• Two or more years of experience in mortgage lending or related field required.
• Registration with National Mortgage Licensing System and compliance with the Safe Act required.
• Maintain professional, well-developed interpersonal skills essential for interviewing loan applicants and projecting a positive image as a representative of the Credit Union.
• Work requires knowledge of mortgage loan policy, credit granting criteria, interest rates and how they are computed, and required documentation for mortgage loans. Extensive knowledge of real estate sales and regulations, appraisal guidelines and financial statements.
• Requires judgment to apply broader aspects of established practices to situations, which go beyond clear, concise guidelines.

Work Environment/Physical Demands

• Works in a typical administrative setting with climate control and appropriate lighting.
• Work requires sitting, as well as occasionally lifting and carrying up to 10 pounds.
