Job Summary:
To protect, maintain, and enhance the value of commercial real estate assets in order to maximize the owner’s financial return and for the benefit of the tenants. This person represents the property owner to both the tenants and the public.
Essential Functions:
Provide direction and coordination of all operational activities for commercial properties as well as leasing and marketing for multi-unit residential properties
Constantly strive for improvements in work process and results to meet owner and tenant expectations
Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, landscaping, snow removal, tenant build-out and other operations
Administer leases by analyzing lease clauses, enforcing tenant compliance and performing landlord obligations. Interface with leasing agents/brokers and assist to assure spaces are leased/re-leased promptly
Bid work for tenant improvement. Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances. Maintain vacant space in “show” condition
Maintain accurate property files and records. Provide detailed and accurate general status reports on all properties
Develop annual operating budgets and review tenant CAM reconciliations and respond to disputes
Analyze monthly financial statements including operating variances from budget and develop strategies for collection of receivables. Coordinate collection and documentation of all revenues following lease obligations of tenants.
Communicate with accounting department to ensure accuracy of rent roll and accounts receivable
Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties. Continually evaluate service needs and performance in all areas of maintenance. Forecast and manage replacement of major capital expense items including HVAC systems, roof systems, parking lot surfaces, etc.
Manage verbal and written communication with owner, tenants and vendors regarding issues related to managed properties
Coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns
Performs periodic property inspections for the purpose of preserving capital for owners, maintaining safe conditions for tenants, and scheduling and verifying the completion of required maintenance of the properties
Ensure individual and master keys/access cards are issued and returned, locks changed and maintain security access to properties
Establish and maintain collaborative working relationships with coworkers and members of the management team
Keep abreast of new technologies, systems and procedures related to property management.
Responds to emergency situations as necessary
Perform other duties related to the work described herein
Requirements
Requirements:
College degree or specialized vocational/technical training is required. CPM or ARM designation is preferred
Work requires organizational, communicative and analytical skills normally acquired through extensive work experience in property management, knowledge of facilities and equipment, general office procedures and fiscal management
Real Estate License for the State of Ohio
At least 4 years of experience within the commercial property management industry
Supervisory Responsibilities: None

Normal office environment. Work schedules vary depending on business needs (various shifts to accommodate customers).
