AEG Vision
The Sr. Director, Real Estate is responsible for Practice Maintenance, Remodels, Relocations, Closures, Closure/Consolidations, Lease Mgt., Practice Signage (Brand Name Change), Support Sub Leasing of Vacant spaces as well as Practice/Field Support. This role will be the lead Real Estate management member in further developing and enhancing process for areas listed above as well as presenting their findings, updates and recommendations to Operations, ELT and AEG Team Members where applicable.Duties & Responsibilities
* Practice Maintenance — works with AEG national partner to address practice maintenance issues — e.g., plumbing, heating/cooling, roof leaks, etc.
* Remodels (partners/works with):
o Finance, Operations and Real Estate Committee to determine yearly Capex Budget and Location Listing
o Operations (RVP’s/EVP/DM’s) and Architectural Firm to develop architectural drawings
o Contractors, vendors, local municipalities (permits), Field and Practice management to complete remodels on time, on budget, on scope as per the architectural drawings
o Revisit remodels to obtain feedback on the quality of materials, chairs, etc. used in the practice remodel in an effort to continuously improve while balancing quality and cost
* Relocations (partners/works with):
o Finance, Operations and Real Estate Committee to identify relocation opportunities within AEG
o The Retail Connection Team to find optimal locations within key markets where AEG is looking to relocate practices
o Field/Practice teams to develop and execute the relocation plan
* Closures + Closure/Consolidations:
o Partner with Finance, Operations to identify underperforming practices (typically, end of lease)
o Recommend and gain alignment on practice closures
o Determine if there is a nearby practice where Associates and Patient files can be consolidated
o Partner with Field/Practice teams to develop and execute the Closure/Consolidation planLease Management:
o Partners with Finance, Operations and Real Estate Committee to determine action on lease expirations — renew, relocate, reject/close
o Work with Landlords to negotiate Leases (money for TI, term, etc.)
* Practices Signage — work with Marketing Team to update Practice signage where the Practice Brand name is changing
* Vacant Space Sub Lease Support — partner with the Retail Connection and assist in finding tenants to sub lease AEG owned vacant spaces
* Leads Monthly Real Estate Review Calls, updates PPT decks, etc.
* Partners with Finance to Update Practice Performance reporting for recent remodels
* Updates Project activities, budgets, spend vs. budget, etc.
* Updates and maintains the AEG Corporate Standards Playbook
* Develops new Process and constantly looks to improve existing processes
* Effectively leads project team meetings/calls and consistently meets deadlines
* Supports the Field/Practices as needed
